About

Jessica is a forward thinking and pragmatic lawyer. Since joining Stevens & Bolton in 2022 from another UK law firm, she has worked with large corporate landlords and occupiers, investors, developers, property management companies and well-known UK businesses and individuals.

Jessica’s practice involves all aspects of landlord and tenant work including contested and uncontested lease renewals under the Landlord and Tenant Act 1954, dilapidations, rent reviews, break rights and applications for consent. She also advises on covenants and rights over land, trespass and nuisance.

Jessica enjoys working collaboratively with her clients to achieve the best outcomes. She has wide ranging experience with alternative dispute resolution including mediation and in Court and Tribunal proceedings. An agile and confident advisor, with an excellent attention to detail, Jessica has a keen interest in mixed use premises and helping her clients to navigate the tricky issues that arise when dealing with commercial and residential matters including service charge recovery and cases arising from the Building Safety Act 2022.

Jessica is part of the Junior Property Professional (JPP) committee at Stevens & Bolton that runs events aimed at junior property professionals.

  • Advised a large pension fund on the vacant possession strategy for a proposed high-profile redevelopment in Victoria following its acquisition of the site for £32.5m which included the serving of break notices;
  • Advised an individual private wealth landlord on their options and means of enforcement of a commercial lease for rent arrears including taking forfeiture action at Court and successfully recovering the outstanding arrears;
  • Acted for a ground rent investor who had acquired the freehold of a mixed-use building after it had been converted into residential flats which had relevant defects within the definition of the Building Safety Act 2022. Advised on liability and the freeholder’s ability to pass on the remediation costs to the original developer;
  • Acted for a well-known car parking business to preserve its occupation of three sites following the landowner’s claim for possession. Assisted with successfully settling the matter by way of a confidential mediation;
  • Supported a large corporate landlord with settling a long running and highly complicated legal and factual dispute over the status of the occupier of a Soho commercial premises.
